Small Projects
Permitted Development
Under new regulations that came into force on 1 October 2008 an extension or addition to a house is considered to be permitted development and not requiring an application for planning permission, subject to the following limits and conditions:
No more than half the area of land around the "original house" would be covered by additions to buildings
No extension forward of the principal elevation or side elevation fronting a highway
No extension higher than the highest part of the roof
Maximum depth of a single storey rear extension to be three metres for an attached house and four metres for a detached house
Maximum height of a single storey rear extension to be four metres
Maximum ridge and eaves height no higher than existing house
Roof pitch of extensions higher than one storey to match existing house
Materials to be similar in appearance to the existing house
Upper-floor, side-facing windows to be obscure glazed: any opening to be 1.7m above the floor.
There are benefits in gaining a Certificate of Lawful Use or Development. It is a determination that has legal status providing certainty to prospective developers and purchasers of land and buildings.
Certificates of Lawful Use or Development will be particularly beneficial to those participating in the housing market. Solicitors representing purchasers of, for example, extended dwellings, will usually require documentary evidence that extensions such as conservatories are lawful. This evidence may assist with the sale of property.
Certificates of Lawful Use or Development also provide the necessary evidence that any works being undertaken are lawful if, for example, a neighbour were to make an enquiry or complaint about the work..
Planning Applications
Planning Drawings
We are established and experienced Architectural Designers Operating throughout Greater Manchester and the UK with our network of surveyors and an extensive portfolio, presenting a wide range of successful Planning Applications, both Residentially and Commercially.
When we undertake a project, we like to complete a feasibility study, by assessing the history and context of the proposal and its viability. We research the local planning authority history and establish what previous planning applications to neighbouring properties have been proposed, either accepted or refused. We also examine whether the property is in a Conservation Area, is a listed building or within a flood zone. These factors would affect the planning application and additional documentation is required to supplement the proposal.
Good design, research and detailed planning drawings are at the heart of making an effective planning application. Before submitting an application the importance of planning is paramount. Careful and professional planning and good planning drawings can significantly improve the potential for a positive outcome of an application.
We can provide planning drawings for a vast variety of proposals, with an in depth knowledge of residential planning and commercial projects, including; House Extensions, Loft conversions, Basement Extensions, and Garage Conversions along with Change of Use on a variety of buildings. Collaborating with both client and local authority, we produce your planning drawings, whilst identifying and understanding considerations associated with a proposed development.

Although councils will attach great importance to the design and planning drawings and can refuse a development of poor design, their planning policies considerations and decisions can vary and there are many issues that need to be considered. Our vast experience in architectural design, planning and preparation of planning drawings, allows our team to articulate any findings within the development process to achieve effective results.
